Spring has sprung in Albuquerque, and potential homebuyers are eager to find their dream property! When it comes to selling a home, first impressions are everything–and that goes beyond just the interior.

Outdoor spaces are often looked over when it comes to home staging, but staging a patio, deck, or porch is often very beneficial for the sale. One of the biggest reasons we recommend staging your outdoor space is actually a tool for showings.

As potential buyers are walking through the home, they may glance through a window at the backyard, or briefly step outside before deciding to move on. A well-staged outdoor space invites potential buyers to step outside, take in the view, maybe even take a seat and envision this porch as their own. They might imagine barbecues, dinner with friends, or cuddling up with their partner for a romantic date night.

That emotional attachment is what great staging can do, and why we love to use staging to showcase an amazing outdoor space.

The Basics

First impressions matter. Buyers form their initial opinion from the curb. Ensure the yard is free of debris, with a well-maintained lawn that showcases lush green or a desert-friendly alternative (depending on the property). Colorful, low-maintenance landscaping adds year-round visual interest.

Giving the driveway a power wash or the front door a fresh coat of paint can make all the difference when it comes to buyer’s perception of the property!

We always be sure to add a clean, inviting welcome mat to every house we stage. Not only does it add to the visual appeal, but it also helps to trap dirt and keep the interior floors clean during showings.

Create an Outdoor Oasis

Highlight the potential for year-round entertaining. Stage a patio area with comfortable seating – think plush outdoor armchairs or a small loveseat – a side table perfect for drinks and conversation, and colorful cushions that complement the property’s exterior.

We love to add an outdoor rug to our seating arrangements to give it a cozy feel and bring some color into the area!

Don’t overthink it too much–this is not an area for crazy colors or a lot of decor. Keep it simple and inviting.

Highlight Special Features

When it comes to the outdoor spaces of a property, the special features can be the key to the sale of a home. Strategically highlighting these features to make every potential buyer who walks through the door envision themselves in that space will lead to more offers and a faster sale. 

Does the property have a sparkling pool? Add a couple lounge chairs and some colorful rolled pool towels to make it really pop in the online photos.

If there’s a balcony, add a small seating area with a comfortable chair and a side table where potential buyers can envision themselves enjoying a morning cup of coffee with a beautiful view.

Does the backyard have an amazing area for entertaining? Try a beautiful outdoor dining set so buyers can envision throwing an amazing wine night with all of their friends, or a fun-filled birthday party for their kids!
